Amazingly, at the time of writing we are nearly 3/4 of the way through February, the nights and mornings are getting lighter and the all important Spring Market, is nearly upon us. Why is this important? Traditionally this period in the market is where we have seen the greatest choice of properties coming to the market attracting more buyers, and hence the greatest number of deals get done. Buyers are keen to secure properties, they can move into during the school holidays, sellers feel that the sunshine and better weather will make their properties look better. Any gardens will look toward at their best. Guess what, they are right!
This is the most important period in the market cycle, it sets the tone for the year, and we are seeing some very positive signs. Enquiries for sales and letting have increased. Multiple viewings on some lettings properties have seen competition to secure the property. Sales properties that have sat patiently over the Winter months have now been sold, and buyers are looking for more.
The technical reason for the focus on this period, is most likely school holidays. In the first 6 months of the year, there are less school holidays than in the second 6 months. Thus buyers, sellers, tenants and landlords alike are more likely to be around. So for once its not just estate agents making up stories.
