Why Human Connection Still Matters in Property — Even in the Age of AI

The property industry is embracing artificial intelligence at speed. From automated lead handling to AI-powered analytics and chatbots, technology is reshaping how estate and letting agents operate. But despite the growing excitement around AI, new research suggests one thing remains unchanged: people still want to deal with people.

A recent survey of 2,000 consumers found that 83% would rather speak to a real person than AI during significant stages of a property transaction, while only 6% said they would prefer AI-led communication. 

The findings, published by Letting Agent Today and based on research conducted by Moneypenny, reveal an important truth for the property sector: technology can support the customer journey, but it cannot replace trust, reassurance and human expertise.

AI Has a Role — But Not the Leading One

Interestingly, the survey showed that consumers are comfortable using AI for lower-stakes tasks within the property journey. Around:

  • 31% would use AI for general enquiries
  • 28% would use AI to book viewings
  • 18% would use AI to arrange valuations
  • 17% would use AI to chase updates

However, confidence drops dramatically when transactions become more emotionally or financially significant. Only 8% said they would trust AI to handle making or accepting an offer. 

That distinction matters.

Buying, selling, or renting property remains one of the most stressful and financially important decisions people make. Consumers may appreciate the convenience of automation, but they still want empathy, judgement and accountability from a human adviser when it counts.

The Property Industry’s AI Balancing Act

The property sector is currently in a period of rapid AI adoption. Publications across the industry have reported growing investment in AI-driven tools for communication, marketing and operational efficiency. 

Yet industry leaders are increasingly recognising that AI works best when it enhances human service rather than replacing it.

According to proptech platform Street.co.uk, “trust is currency” in estate agency, and maintaining human oversight in client-facing interactions is essential for building confidence in AI-enabled services. 

This reflects a wider concern across professional services: consumers want faster responses and smoother processes, but they do not want to feel abandoned to automation.

Why Human Agents Still Win on Trust

Property transactions are deeply personal. Whether someone is searching for a family home, negotiating a tenancy, or managing an investment portfolio, emotions and uncertainty play a huge role.

A skilled agent provides:

  • reassurance during stressful negotiations
  • local market insight
  • emotional intelligence
  • problem-solving in real time
  • accountability when issues arise

AI can assist with speed and efficiency, but it cannot genuinely replicate lived experience, instinct or human empathy.

This becomes even more important as the industry navigates major legislative changes, including the implementation of the Renters’ Rights Act. Consumers facing changing regulations are likely to place even greater value on speaking to knowledgeable professionals rather than automated systems. 

The Future Is Human + AI, Not Human vs AI

The conversation should not be about choosing between people and technology. The most successful agencies will likely be those that combine both effectively.

AI can streamline repetitive admin, improve response times and support agents with better data. But the human relationship remains the foundation of trust in property.

As agencies continue investing in AI tools, this latest research serves as a reminder that customers still value authentic conversations and expert guidance above automation alone.
