The Gas Safety (Installation & Use) Regulations 1998 Important – changes to Annual Gas Safety Checks
From 1st January 2013
it will become part of the annual gas safety check to inspect the flue.
If flue is hidden, inspection hatches will need to be fitted by no later than 31st December 2012
otherwise the boiler will not meet the correct safety standards and fail the annual gas safety check; it will be turned off until inspection hatches have been fitted and another inspection is carried out.
This is likely to only affect boilers that are on internal walls where the flue will be probably hidden behind a wall or ceiling and if the flue cannot be inspected the boiler will fail the annual gas safety check. If the boiler is on an outside wall, it is unlikely to be affected.
If your property is managed by Rickman Properties Ltd our gas engineers will be inspecting the flue and access during this year’s gas safety check and advising us if any works need to be undertaken and we will then contact you with a costing for these works. Once the works have been carried out then they will be re-inspected by one of our gas engineers and the works will be signed off.
If we do NOT
manage your property, please check your gas certificate or contact your gas engineer for advice and ensure that any works that are necessary in order to comply with the legislation are completed by no later than 31st December 2012
