Whatever happened to the likely lads CLADIUS & NERO?

“August” is named after ‘Augustus’ Gaius Julius Octavius, who became the Emperor of Rome after Julius Caesar was assassinated in 44 BC. Augustus means ‘Great’ or ‘Venerable’. This month was chosen for Augustus, the senate also lengthened August to 31 days to match July preventing anyone from claiming that Emperor Augustus was saddled with an inferior month. May was sometimes called ‘Claudius’ and  April  called ‘Nero’ but only Julius & Augustus have had two millennia worth of staying power..

Other than Holidays, Kids off School, Hot August Nights and the Start of the Soccer season what does August mean to us in Property? Sales instructions have picked up, especially with the suspension of HIPS, vendors are coming back to the market as are some ‘relaxed’ Landlords who would either Sell or Let depending what happens first. This used to be the case pre- HIPS and has given discerning buyers a good choice of stock. We can never have enough quality properties to offer if priced correctly so it is an interesting time to wait and see what happens to prices over the remaining months of 2010. Mortgage lending fell sharply in June and the lending climate is probably going to get significantly tougher in the second half of 2010. When I first came into Property in 1972, I was told ‘we could forget School Holidays’ it went very very quiet BUT nowadays Holidays are taken all year long and as most of our buyers come from overseas and are ‘Cash’, mortgages & ‘The Seasons’ do not have the same effect. So if you looking to get the optimum price in a realistic time frame, I am sure WE CAN HELP.

Lettings are similar to Sales as there appears to be a shortage of good quality rental properties available at present especially a considerable amount of Family Homes, families start looking in August to commence occupation in September to coincide with the school year. One Bedroom apartments are also in short supply too.
